MOTEL ONE – IN THE CENTRE OF MUNICH.

WIRTGEN INVEST is further expanding its strategic positioning in the hotel sector and, with the acquisition of Motel One on Munich's Schillerstraße, has secured a sustainable hotel complex that fits perfectly into its existing property portfolio thanks to its prime location in the capital of Munich.

The property, located in the immediate vicinity of the main railway station, is characterised by a high standard of sustainability and LEED Gold certification.

Thanks to its central location, the site has perfect connections to local and long-distance public transport. This is complemented by the mobility concept of its own underground car park, which offers a comprehensive charging infrastructure for all parking spaces.

The hotel, with a total of 269 rooms and around 10,000 m² of floor space, was completed in April 2025 and is leased on a long-term basis to Motel One, which opened the hotel at the end of the first quarter. The special location directly at Munich Central Station was one of the reasons for leasing to the hotel operator, which is known for its unique combination of high-quality architecture, excellent design and high service orientation. With Motel One as an experienced tenant and hotel operator, we consider the hotel to be optimally positioned and set up for the future.
